## What is Fixflo?

Fixflo is UK cloud software for reactive repairs, works orders, planned preventative maintenance, contractor management and compliance scheduling. Occupiers report issues with guided, picture-based diagnosis; contractors work from a mobile app; managers track SLAs, invoices and communications in one hub.

The company states more than 1.2 million units on the platform across lettings, block management, build-to-rent, student accommodation, social housing and commercial. A contractor marketplace can source vetted trades, including out of hours.

Fixflo is explicitly integration-first: it publishes connections to 40+ property management systems and a REST API. Lettings pricing pages list Basic, Essentials, Pro and Manager packages on a quote basis, with a minimum of 50 properties, unlimited users, a monthly software fee and optional contractor marketplace pricing from £0.30 per unit per month.

## Who it is for

- Letting agents and property managers whose repairs volume justifies a specialist system
- Build-to-rent, student and block operators that need planned maintenance and SLA reporting
- Teams already happy with a CRM or PMS that want Fixflo for works orders only

## Key features

- Occupier repair reporting with guided diagnosis
- Works order and workflow management
- Planned preventative maintenance and compliance scheduling
- Contractor app, certifications and invoicing
- Contractor marketplace
- SLA and KPI dashboards
- API and 40+ PMS integrations

## Strengths

- Category depth: diagnosis, first-time-fix guidance, contractor marketplace, planned maintenance and SLA reporting are the product, not a ticket list.
- Built to integrate. Agencies can keep Reapit, Alto, Arthur or another PMS and still run repairs in Fixflo.
- Coverage across lettings, BTR, student, social and commercial from one specialist vendor.
- Unlimited users on published lettings packages, which helps contractor-heavy teams.

## Limitations of fit

- Fixflo is not a property management system. It does not replace leasing, rent collection, client accounting or a resident loyalty app.
- You still need a property management system as the system of record for tenancies and money.
- No MCP connection and no native payments or owner payouts.
- Pricing is quote-based with a 50-property minimum on the lettings page, which may not suit very small books.

## Pricing model

Compare on the same scope — leasing, payments, owner accounting and the modules you actually use — not a seat count alone.

- Fixflo: **Quote; from about £0.38–£1.05 per unit per month plus a software fee**. Lettings packages are Basic, Essentials, Pro and Manager, all unlimited users, price on request, plus a stated £75 software fee per month on the lettings pricing page. G-Cloud listings have shown £0.38–£1.05 per unit per month. Contractor marketplace is listed from £0.30 per unit per month. Prices exclude VAT, setup and integration. Minimum 50 properties for new lettings customers. Confirm a current quote with Fixflo.
- Yorlet: **Published platform pricing**. Yorlet publishes its platform pricing, so you can scope the modules you need before a sales call. See [Yorlet pricing](https://www.yorlet.com/pricing).

## Verdict

Fixflo is the specialist to beat for UK repairs and planned maintenance. It is not a lettings platform. Teams that want one system for leasing, rent, owners and maintenance will look past a bolt-on, even a very good one.
