What is Alto?
Alto is the flagship CRM of Alto Software Group (formerly Houseful’s software division, a ZPG company). It markets itself as an all-in-one cloud CRM for estate agents: sales, lettings, property management and client accounting on one platform. Lettings pages emphasise tenancy progression, compliance dates, maintenance reporting, smart applicant matching and automated landlord payments.
PropertyFile is Alto’s branded portal for landlords and tenants, covering payments, maintenance requests, documents and e-signatures. An app marketplace connects portals such as Rightmove and Zoopla and operational tools such as Fixflo. Alto Intelligence is now a lead marketing theme: appraisals, listing copy, applicant matching, sales-progression chasing and in-product Q&A.
Reporting is built around Classic reports. Alto’s help centre documents exports of those reports to PDF, Excel or CSV, including property management and property management financials groups.

Strengths and limitations
Strengths
- A genuine all-in-one agency CRM: sales, lettings, property management and accounts, rather than lettings-only.
- Alto Intelligence applies AI to everyday agency jobs — appraisals, listings, matching and progression — on the CRM record.
- PropertyFile gives landlords and tenants a shared portal for documents, payments and maintenance.
- Classic reports can be exported to CSV or Excel, which is useful for audits and migrations.
- An app marketplace so agencies can add specialist tools without abandoning the CRM.
Limitations of fit
- Alto is CRM-first. Native card and Direct Debit infrastructure, financial accounts and multi-currency collections are not the product’s centre of gravity.
- There is no published MCP connection. Alto Intelligence is in-product AI on CRM records, not an open assistant protocol for Claude or ChatGPT.
- Loyalty programmes and a native consumer app (as opposed to a portal) are not part of the public lineup.
- Pricing is quote-based; agencies should model total cost including marketplace apps that replace missing modules.
Pricing model
Alto
Subscription, pricing on request
Alto describes a subscription model and does not publish list prices. Total cost often includes the CRM plus marketplace apps for maintenance, referencing or marketing. Request a current quote and compare it with a single Yorlet platform fee.

Alto review questions
- Is Alto only for large agencies?
- Alto is often associated with larger and multi-branch agencies because of its breadth, but it markets to agencies that want one CRM for sales, lettings and accounts. Pricing is on request, so smaller offices should ask for a scaled quote.
- Does Alto do maintenance?
- Yes, maintenance reporting is in the property management product, and Fixflo is a common marketplace add-on for specialist works orders and planned maintenance.
