What is Arthur Online?
Arthur Online is a UK cloud PMS used by self-managing landlords and letting agencies. Public feature pages cover occupancy, document management, workflows, financials with a live bank feed and Xero, and a hierarchy of rooms, units and buildings that is often cited for HMOs.
Stakeholder apps cover property managers, occupants, contractors and owners. Applicant and viewing management, task management and communication sit in the same subscription as finance, maintenance and compliance on the published plans.
Pricing is public and billed annually, shown as monthly amounts: Standard from £82.50 per month including 55 units (£1.50 per extra unit), Professional from £96 including 60 units, Enterprise from £126 including 70 units. Tableau-powered analytics dashboards are listed on the pricing page.
Who it is for
- Letting agents and landlords who want one cloud system without a separate sales CRM
- HMO and multi-occupancy operators who need room-level records
- Teams that want published per-unit pricing rather than a bespoke enterprise quote
Key features
- Room, unit and building hierarchy
- Finance module with live bank feed and Xero
- Maintenance and compliance modules
- Occupant, owner, contractor and manager apps
- Applicant and viewing management
- Task and workflow tools
- Transaction report export to CSV
Strengths and limitations
Strengths
- A complete mid-market PMS in one subscription: finance, maintenance, compliance and portals, without assembling a CRM plus PayProp plus Fixflo.
- The property hierarchy is well suited to HMOs and shared houses.
- Public per-unit pricing makes it easier to model cost as the book grows.
- Xero and a live bank feed reduce double-keying for accounts teams.
Limitations of fit
- Per-unit pricing rises with portfolio size; large books should model Professional or Enterprise extras against a platform fee.
- Native card and Direct Debit infrastructure, Global FX and financial accounts are not as central as on a payments-native platform.
- No published MCP connection, and loyalty or native consumer-grade resident apps are not the lead products (occupant apps are stakeholder portals).
- Sales CRM and portal marketing for high-street agencies are lighter than Reapit, Alto or Street.
