What is Yardi?
Yardi is one of the largest property management software vendors globally. Voyager is the enterprise product for complex, multi-entity operations. Breeze (and Breeze Premier) is the simpler cloud product for smaller residential, commercial and mixed portfolios, with published US list pricing on yardibreeze.com.
Residential features across the family include vacancy tracking, online applications and screening, rent collection, owner statements, maintenance requests, vendor payables and the RentCafe resident portal. Voyager adds investment and fund accounting, custom reporting and deeper lease administration.
The product DNA is North American. UK operators use Yardi, especially in build-to-rent and institutional residential, but deposit-scheme workflows, Right to Rent and UK agency CRM conventions are not the centre of Breeze’s public feature list. Confirm UK-specific configuration with Yardi rather than assuming US modules apply.
Who it is for
- Institutional residential and build-to-rent operators already on Yardi internationally
- Portfolios that need enterprise accounting, not only lettings operations
- Smaller operators considering Breeze for a simple residential PMS with a resident portal
Key features
- Voyager enterprise accounting and lease administration
- Breeze cloud PMS for smaller portfolios
- Marketing, applications and online leasing
- Rent collection and owner payouts
- Maintenance requests and vendors
- RentCafe resident portal
- Owner portal and statements
Strengths and limitations
Strengths
- Accounting depth at Voyager scale is difficult to match: multi-entity, job cost, investment management and institutional reporting.
- A full resident and prospect stack (RentCafe, websites, screening, online leases) for multifamily-style operations.
- Breeze publishes per-unit pricing for smaller books, which is clearer than most enterprise quotes.
- Maintenance, payables and owner reporting are mature across the product family.
Limitations of fit
- UK lettings specifics (tenancy deposit schemes, Right to Rent, high-street agency CRM, Renters’ Rights Act) are not the lead story on Breeze’s public residential pages.
- Voyager implementations are long and expensive. Breeze is simpler but still a US-shaped residential PMS.
- No published MCP connection. AI features such as RentCafe IQ are in-product, not an open protocol.
- A native resident loyalty programme and a dedicated UK Global FX product are not the published core of Voyager or Breeze.
Pricing model
Yardi
Breeze publishes per-unit pricing; Voyager is enterprise quote
Yardi Breeze’s residential pricing page has listed per-unit monthly fees with monthly minimums (for example $100 minimum for Breeze and $400 for Breeze Premier on an annual agreement). Figures are USD and aimed at Breeze’s core markets. Voyager is quoted. Confirm UK pricing and modules with Yardi; do not treat US Breeze prices as a UK Voyager estimate.
